The headline
No additional submarket beats the packet's top two. South Meadows/Damonte (96) and Spanish Springs/Kiley Ranch (94) remain the clear first-store leaders. The strongest newcomer, Northwest Reno/Somersett (72), trails by 20+ points on dispersed foothill delivery geography despite genuine affluence and a clean Detroit-style gap. Several fast-growers (Dayton, North Valleys) are undercut because a Detroit-style operator is already established there.

~37K residents, up ~21% since 2010, median income ~$99–103K (14–18% above metro). Deep pipeline: Somersett building toward 3,000+ homes plus the Verdi corridor. No Detroit-style anywhere in the trade area — a cleaner style gap than Galena. Held below a first store only by dispersed, hilly, low-road-density delivery geography; best executed from the Mae Anne / McCarran retail node, not deep in Somersett or Verdi. The strongest of the additions.
~26K and growing ~2.4–4%/yr (among Nevada's fastest) on the TRIC / Tesla and Victory Logistics jobs engine. Income ~$89.5K (workforce/blue-collar). Thin, chain-dominated pizza field with zero Detroit-style and no wing chain — wide white space. But it sits ~30+ miles east of the metro, can't share a Reno store's radius, and has the smallest absolute trade area of the set. A later-phase play, not a first store.
~28K, mature and built-out (~0.6%/yr); income $91,507. No Detroit-style in all of Sparks (a real style gap), but the most quality-contested pizza field of the 13 — a thriving Grimaldi's plus Blaze and the full national stack. Offsetting strength: the best delivery geometry of any submarket (compact, dense grid, huge Legends/Marina daytime traffic). Competes on product and speed, not on filling a vacuum.
~32K in the Gardnerville–Minden core (~50K countywide), the metro's most-affluent county-level income (~$90.8K, Minden ~$99.9K), but slow-growing (~0.3%/yr) and older (36% aged 65+). No Detroit-style in the valley; the local field is led by a Chicago-style incumbent plus chains. A compact 395-corridor market with a clean style gap — best as a satellite behind a Carson City or Reno flagship, ~15 minutes south of Carson City. The completeness sweep's flagged addition.
The single most affluent zip of all 13 — median income $155,288, 35% of households above $200K — but small (~9,100), mature, and roughly flat, median age 51. A 20-year incumbent (Eclipse Pizza) owns the neighborhood relationship; R Town and Lupo sell Detroit-style ~4 miles east. Elite dollars, too few rooftops. Works only as an eastern-edge overlap play fused with denser 89509 rooftops, not a standalone store.
~17,500 and fast on a percentage basis (~3.1%/yr), with the highest core-zip income of the additional set ($102,819) and an active rooftop pipeline plus shovel-ready commercial pads. But it is the one growing submarket where Detroit-style already exists and dominates — Left Coast Pizza (~4.8 stars, "best in Northern Nevada") owns both the style and the "best pizza in town" perception in a small, thin-delivery market. Jet's core differentiator is structurally lost here.
~45K across a huge 91-sq-mi zip, growing at/above metro on attainable housing and logistics jobs — but income is at the metro median ($86,396), the value tier. The white-space thesis fails: Detroit-style is already in-zip (Longboards) plus R Town ~7–10 miles south, and the sprawling delivery geography removes the moat. A later infill unit at most, on the dense Stead/Sky Vista core.
The richest trade area studied (~$166.5K, ~42% of households above $200K) but the worst structural fit: ~9,300 residents, flat and TRPA-capped, heavily seasonal and second-home, with mountain-pass delivery that closes in winter and a workforce-housing crisis that makes staffing a delivery kitchen impractical. A paradox — top affluence, poor fit for a delivery model.
Beyond the 13, a sweep of the full metro confirmed no other standalone target was missed. Two areas warrant only a delivery-radius mention, not a store: Sun Valley (89433) — dense and family-heavy between Reno and Sparks, but middle-income with older housing; and Hidden Valley / SE Reno (89502) — established upper-middle, but flat and mostly already captured inside the South Virginia/Summit and South Meadows radii. Everything else — Washoe Valley, Genoa, Silver Springs/Stagecoach, urban Reno cores, Fallon, Truckee, Storey/TRIC — screens out on density, income, or built form.
Conclusion
Widening the search from the packet's 5 to 13 submarkets does not change the answer: the two first-store leaders remain Spanish Springs/Kiley Ranch and South Meadows/Damonte. The added submarkets matter mainly as a second-and-third-store map — Northwest Reno/Somersett and the dense Sparks/Legends node are the most credible follow-ons, with Carson Valley and Fernley as outlying satellites behind a metro flagship.
