Site-availability risk

Washoe retail vacancy is a tight ~3.4% metro-wide and ~1.8% in South Reno — among the tightest submarkets in the region. Demand is strong, but finding an affordable Detroit-capable endcap is a real problem: premium Class-A rents, thin inventory. Secure the site early.

In every area, Jet's = 0 units and Detroit-style is near-absent (only R Town, proving demand). The real competitive set for a delivery-first store is burgers, Mexican, and wings — not other pizza. Lean on Detroit-style deep-dish + premium positioning, don't compete on price against the value-burger clusters.
