The read

The direct Detroit-style competition (R Town, Longboards) sits in Midtown and Galena. The two best rooftop submarkets — Spanish Springs and South Meadows — are Detroit-free. Spanish Springs is also the least saturated on pizza overall (~1.75 shops per 10k vs. the ~2.3 national norm). That's where a first store belongs.

What it costs to fit one out

The build-out is the swing cost, and it hinges on one thing: whether you take a 2nd-generation food space (grease interceptor, drains, hoods partly in place) or a grey shell / first-gen box you build from scratch.

How this rolls into the prospectus number

The prospectus budgets ~$700K all-in to open (build-out + franchise fee + equipment + working-capital reserve). Taking a 2nd-gen space is the single biggest lever to come in at the low end of that — it can cut the construction portion by roughly half and shave months off the ramp. A first-gen build in a brand-new center (Kiley Ranch) costs more up front but buys a better site and a landlord TI package.

Which ones should we lease?

Recommendation

Pursue Kiley Ranch (Spanish Springs) as the lead — it's the cleanest first-mover whitespace with the right size and a drive-thru option. Run a South Meadows 2nd-gen box in parallel as the cheaper, faster alternative if a good one surfaces. Get all three in front of the controlling brokers, and let the actual rent + TI package decide between the new-build site and the cheaper 2nd-gen build — that negotiation is worth more to the returns than the submarket choice alone.
